Tahoe Update

Tahoe Update

Greetings Fellow Life Travelers:
Now we head into the last week of philanthropic events with the beautiful Concourse d’Elegance at Obexers on the West Shore – Friday (10AM – 4:30PM) and Saturday (9:00AM – 4:30PM). Proceeds from this, a project of the Tahoe Yacht Club Foundation, fund various non-profits in the community including maritime interests. This year’s Marque is boats of the ‘60s. Traffic and visitors in the area, for whatever reason, seem to have subsided, and we typically think of the first two weeks of August to be the most robust. Schools seem to start earlier than ever, so that may be part of the issue. However, on Friday the Sand Harbor parking was closed when I drove by a little after 10:30, so the admonition to get there by 7:30 still holds! Weather has been gorgeous, even with a bit of wind, so summer at Tahoe is maintaining the adage, “We came for the winters and stayed for the summers.” So now let’s see what this week was like in real estate.

Residential Real Estate – week 7/29 – 8/4
o Tahoe Sierra MLS – North/West Shores & Truckee. New Listings – 31; Escrows – 21; Solds – 35
o Incline Village/Crystal Bay MLS. New Listings – 13; Escrows – 10; Solds – 8
o East Shore, NV MLS. New Listings – 4; Escrows – 7; Solds – 3
o Reno/Sparks MLS. New Listings 0 140; Escrows – 144; Solds – 120
Escrows for Tahoe Sierra are mostly in the low $2M and under, with one this week listed at $2.995M. Out of the 35 solds,
the highest was in Martis Camp listed at $8.595M and sold for $8.65M. On the East Shore, a lakefront, part of Shakespeare Ranch in Glenbrook, listed at $25M and includes 5 small charming cabins, 2 buoys and pier access. For Reno, the highest new listing is a 2019 Verdi residence at $4.2M. So far, not much action in the lakefront market so far,
but we’re headed into what can be a more productive time of year in real estate.

Local/Real Estate/Luxe
o For classical aficionados, there will be a lovely ‘soiree’ in a private home in Truckee to benefit Toccata. $150 donation – Saturday, Sept 2 at 4PM. Lovely violinist featured. LMK if you’d like to attend. Limited to 40. There will also be one in Genoa, NV on Sept 16.
o Hot market! Vancouver, Canada. Demand is raging for luxury on the waterfront. Mansion Global
o Market comment: In spite of expectation on the part of some that prices will fall dramatically, prices are stabilizing and even increasing. Rate of appreciation has slowed a lot, but prices are not. Every pocket has its story, and our area is healthy! Compare where your property is today vs. 2019! For detailed information/projections/charts, LMK.
o Pixiedrone! Check out this new asset for cleaning the lake!
o Granite Chief Wilderness reroute project. Will create nearly 6 miles of new trail along the ridge connecting
Granite Chief, Needle and Lyon Peaks, affording access to new stunning vistas. When completed, the new trail system will provide options for walkers, runners and equestrians to explore shorter loops on the Tevis Cup Trail on both the east and northwest side of Granite Chief Wilderness. Because no motorized vehicles allowed, the crew that will spend 12 weeks there will be supplied by pack horses/mules.
o World Cup 2024. Coming back to Palisades Tahoe. Feb 23-25 – Stifel Palisades Tahoe Cup for male racers on Red Dog Face and Dog Leg.
o 2023 Lake Tahoe Summit – Aug 9 at Kings Beach Recreation Center. Registration at 9AM, program starts at 10AM.
o Boating’s future is Foiled! We’ve seen the amazing performances at the America’s Cup, and that engineering is coming to the regular boating world. Built for speed, foiling also delivers comfort and energy efficiency.  And, energy efficiency may be the key to propelling this technology into new everyday experiences.
o Vintage Tippling!  If you’re up for it, the new challenge is to find long forgotten bottles and lost production methods.  Find it now as once gone, gone for good.  Great article in August Robb Report.  Plan $55 to $2500 for that special drink and experience.
o Fun Fact: Lake Tahoe’s water level peaked at 6,228.3’ within a foot of the legal limit on July 22. Tahoe Fund
o LVMH is paying $166M to sponsor the Paris Olympics 2024.
o Fabulous interview with Paul McCartney: Love his comments re classical music and music’s impact on humanity.
o Tahoe Lakefront Owners Assn: Attended annual meeting last week. Great presentation by TRPA with its history, what projects they’re working on, and new modalities for combating algae and invasive species in the Lake. Great organization to support if you are a lakefront owner as TLOA’s mission is to protect your property rights.

o Old Classic – Dean & Tony: (volume top right)

o Great Balls of Fire (Teenager – really fun!) (volume top right)

o You cannot steal the light from one who carries a galaxy of stars in their heart. Anon.
o “Believe in yourself, even when others doubt you, for it’s the fire within that ignites the path to greatness.” Sylvester Stallone
o Eating too much cake is the sin of gluttony. However, eating too much pie is okay because the sin of pi is always zero. Laughing Librarian
o “Nothing helps scenery like bacon and eggs.” Mark Twain
o “The two most important days in your life are the day you are born and the day you find out why.” Mark Twain
o “Life is really simple, but we insist on making it complicated.” Confucius
o I read the instructions manual and it said I needed a large screwdriver. So, I got out the vodka and orange juice, but everything after that remains a complete mystery.
o When I was young, I decided I wanted to be a doctor so I took the entrance exam to go to medical school. One of the questions asked was to rearrange the letters PNEIS into the name of an important human body part which is most useful when erect. Those who answered “spine” are doctors today. The rest of us are sending jokes via email.
o I read that 4,153,237 people got married last year. Not to cause any trouble, but shouldn’t that be an even number?
o When wearing a bikini, women reveal 90% oof their body. Men are so polite they only look at the covered parts.
o Relationships are a lot like algebra. Have you ever looked at your X and wondered Y?
o You know that tingly little feeling you get when you first love someone? That’s common sense leaving your body.
o I always wondered what the job application is for Hooters. Do they just give you a bra and say, “Here, fill this out?”
o “Stay away from negative people. They have a problem for every solution.” Albert Einstein
o Mahatma Gandhi said if there is an idiot in power, it means those who elected him are well represented.
o Nouvelle Cuisine, roughly translated, means: I can’t believe I paid $96 and I’m still hungry. Mike Kalin
o Frisbeetarianism is the belief that when you die, your soul goes up on the roof and gets stuck. George Carlin

So, bless your soul so that it doesn’t get stuck! Have a great week and see you next time!
Best wishes,
