Greetings Fellow Life Travelers:

Well, the snow gods did not favor Tahoe this Christmas/New Year’s holiday.  It’s been several years since we’ve had grass growing and showing at the end of December.  In spite of that, the area is jammed with vacationers enjoying hiking if not skiing on the upper mountains where there is enough snow to ski.  However, Homewood hasn’t been able to open as yet, so it’s marginal.  Looks like there may be something more interesting coming after this next week….so we’ll see!  I had a short and fun trip to Marin with delicious cracked crab lunch with family and friends, then a couple of nights visiting a friend at Clear Creek, which is always a huge treat.  Now let’s see what transpired in the last two weeks in real estate.

Residential Real Estate – weeks 12/16 – 12/29  

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 38; Escrows – 25; Solds – 24
  • Incline Village/Crystal Bay MLS.  New Listings – 10; Escrows – 10; Solds – 4
  • East Shore, NV MLS.  New Listings – 4; Escrows – 2; Solds – 4
  • Reno/Sparks MLS.  New Listings – 72; Escrows 155; Solds – 143

Incline had a nice escrow – after over 480 days on the market – a property originally listed at $14.5 sold at $11,233,300.  Actually, it was originally on at $19M.  There may have been more escrows ready to close by end of the year, but First American Title had a cyber-attack and was unable to release funds and close escrows on time.

    • 2023 – 1129 transactions; $998,000 Median Price; $1,612,836,837 Sales Volume
    • 2022 – 1272 transactions; $1,025,000 Median Price; $1,929,657,863 Sales Volume
  • Incline Village/Crystal Bay MLS:

  • East Shore, NV MLS:
    • 2023 – 156 transactions; $1,083,000 Median Price; $250,093.882 Sales Volume
    • 2022 –  176 transactions; $1,070,000 Median Price; $309,570,777 Sales Volume
  • Reno/Sparks MLS
    • 2023 – 5474 transactions; $505,000 Median Price; $3,353,301,450 Sales Volume 
    • 2022 – 6459 transactions; $524,950 Median Price; $3,941,633,866 Sales Volume

Tahoe Sierra has a widespread territory reflecting different price ranges in different areas from the lake basin to Truckee, so Median Price is an average of them all.  Happy to give you a breakdown if you have interest in any segment. This is true for the other areas as well.  

Local/Real Estate/Luxe

  • Two new snowplows at South Lake Tahoe have been awarded names after public vote:  Snowy McPlowsky and Scoop Dog. 
  • Mountain Lion Aviation, private charter company at the Truckee airport, teamed up with the Tahoe Fund to donate funds for every hour flown.  In 2023, it donated $17,000 to support projects that are helping lower and sequester carbon emissions.  www.tahoefund.org
  • Classical Tahoe, the wonderful 12-year-old festival that produces beautiful classical music as well as wonderful jazz, has appointed Mark Weinstein as interim Exec Director and Scott Hosfeld as General Manager.
  • Auto Doctor in Truckee held its 11th annual Holiday car giveaway.  They refurbished a beautiful 2002 Jeep Grand Cherokee that will go to someone in the Truckee/North Tahoe community.  The community is asked to submit nominations for review.  I believe it was awarded on Dec 24 but I haven’t seen anything about the recipient as yet.
  • Truckee River Watershed Council, since 1996, has completed 44 restoration projects, restored 1156 acres of meadows and forests, and 55 miles of streams and road.  In the next 10 years, it has 55 restoration project to complete along with 62,000 acres of meadows, forests and streams across the watershed.  www.truckeriverwc.org
  • Word for 2024 (instead of resolutions):  For me it will be Clarity.  Using my mind and heart in decision-making. What will yours be?
