Greetings Fellow Life Travelers:

Had a wonderful evening at Sand Harbor seeing   Always….Patsy Cline.  What a great show and such a wonderful venue.  It’s come a long way from the days of sand only, bringing our own chairs, blankets, folding tables, gourmet nosh, silver goblets and candelabra!  Now there are boardwalks, fabulous food and even VIP reserved chairs and tables in front with food and drink brought to you.  Check out the calendar for great performances. https://laketahoeshakespeare.com/

     Then there was the annual ‘down-home’ Truckee Parade!  We had our usual party with food and drink at our Chase office to watch the festivities on a beautiful day.  The street was already packed with chairs and pop-ups when I drove to the office at 9am, getting ready for the firecracker run and parade.  And, Dancer was in it!  Then on to a fun dinner at friends’ house to watch the Donner Lake fireworks. The area was jammed with revelers in the whole area enjoying the great weather and a bit of a respite from valley heat.  So, let’s see what action took place in real estate this week.

Residential Real Estate – week 6/29 – 7/5 

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 56; Escrows – 32; Solds – 16
  • Incline Village/Crystal Bay MLS.  New listings – 13; Escrows – 10; Solds – 2
  • East Shore, NV MLS.  New Listings – 7; Escrows – 1; Solds – 4
  • Reno/Sparks MLS.  New Listings – 85; Escrows – 141; Solds – 69

Short week for closings.  Biggest uptick in listings this last week for Tahoe Sierra MLS, with a Rubicon (Gold Coast) lakefront listed at $55 million. One lakefront listed at $11.9 million near Tahoe City went to escrow. 

     Lakefront Report:  Tahoe Sierra now has 20 single family homes listed from $4.2 M to $55 M, one in escrow and 4 sold so far this year. Incline/Crystal Bay has 6 active from $6.9 M to $68.9 M with none in escrow or sold so far this year.  East Shore has 9 on the market from $7.995 M to $33,773 M, with one in escrow and one sold this year.  South Lake Tahoe has 4 on the market from $3.499M to $6.75 M, none in escrow or sold this year. 

Local/Real Estate/Luxe

  • Barracuda Championship Golf Tournament at Old Greenwood – July 18 – 21.  https://tinyurl.com/3r6w4273
  • Well-known local artist, Andy Skaff, will have an Open Studio July 20-21 from 10AM to 5PM – 6470 Cascade Drive, Tahoma.  www.askaff.com
  • Big Boy, world’s largest operating steam locomotive, will stop in Truckee for a whistle stop on Sunday, July 14 at 3PM. Eight of these 25 engines survive with seven on static public display in the US. Lots of history; check it out!
  • TART Connect to continue call-service through 2027 in designated zones, North Lake Tahoe and Truckee. https://tahoetruckeetransit.com/tart-connect/
  • Coastal real estate.  Some areas on the ocean are getting hit with the reality that their homes may not be worth what they originally thought.  Erosion is a big deal.  Nantucket is experiencing major price reductions for this reason, and other areas are facing the same dilemma. In addition to erosion, getting insurance now is almost impossible.
  • BBQ business.  When the pandemic hit, many bought grills for at-home cooking.  Now the BBQ industry is facing a challenge as sales have fallen off quite a bit.  With a life span of at least 5 years, grills take time to wear out and need replacing.  
  • Tahoe MLS June market: 2024 – 73 solds for $116,894,299 volume vs.2023 – 110 solds for $160,313,551 volume.  However, Median and Average prices were up in 2024.  
  • Goal for this year:  18 closed transactions.  Seven closed so far; 11 to go!  
  • New mania for luxe:  Tripped-out garages and barns for entertaining and showing off fancy outdoor gear.  Beautiful landscaping also hot.
