Well, we skated through some rain and wind and didn’t lose all the leaves – enough to cover the ground and enough on the trees to keep color cooking for at least a little while longer. Last weekend we had a neighborhood party at our interior designer’s house to welcome a new owner. A visit to their home during the holiday season is extra special! This week was focused on a new cabin listing on the North Shore, showing a repeat client Truckee homes and a call for a lakefront interview on Monday. Thursday was the last Thunder Thursday for the season at Thunderbird Lodge, complete with a lecture by curator Bill Watson on various fun myths about Nevada and North Tahoe. Fabulous nibbles were accompanied by Picon Punch, a special beverage that’s recently been adopted by the State of Nevada as the official drink. This 19th -century cocktail features a liquor called Amer Picon dating back to 1837 when it was created by Gaëtan Picon as a medicinal tonic for malaria. Keep that malaria at bay and now for the serious biz of real estate.

Tahoe Sierra had a new North Shore lakefront listing at $7.25M and another listed at $7.75 M go to escrow after a short time on the market. Martis Camp had a $17.495 M listing close at $16.5 M. Lots of properties going off the market for winter with ski leases. For September, there were 165 solds in the TS MLS and 146 in October. For TS lakefront count, 12 Active, 5 in escrow and 17 sold for the year so far.

- East Shore Trail now has 1,735 names on the Donor Wall, helping the next big step to extend the trail from Sand Harbor to Spooner. Tahoe Fund
- We Do Not Care Club. Are you a member yet? Very clever virtual club created by Melani Sanders, “putting the world on notice that we simply do not care much anymore”. Started in May 2025, she now has well over 1 million followers. Fun to watch, and you can submit your own gripes. “We do not care if we put on a pair of leggings and a graphic t-shirt in the morning, we are dressed for the day, we are ready for bed and possibly dressed for tomorrow”. - Bay Area investor ownership is very low…except for one zip code in Fremont. Fremont based real estate company Ardenbrook owns thousands of homes in 94555 alone.
- In the U.S., Atlanta metro area tops the list of major cities that offer the lowest price per square foot for luxury homes. Mansion Global
- Tahoe Forest Hospital’s two Truckee projects and one in Tahoe City are full steam ahead, creating new office spaces to accommodate our population and reduce the long wait times for non-emergency appointments. President and CEO, Anna Roth, is a beacon of light in our community, engaging with its citizens to listen to their needs and concerns as this next chapter of our health system unfolds.
- Palisades Tahoe has invested in sustainable grooming with a new diesel-electric snowcat.
- Good gas prices – Kings Beach. New Star gas station offers almost $2 less per gallon than in Truckee. Also, the RV campground at Hirschdale offers regular at good prices.
- Pumpkin Pride: The Friday File: This year’s winner of the 52nd World Championship Pumpkin Weigh-Off in Half Moon Bay, California, held earlier this month, was Brian Dawson. His winning gourd came in at a staggering 2,346 lbs. The world record of 2,749 was set by Travis Gienger at last year’s event. - Interest Rates. Just because the Fed dropped by .25 points, it doesn’t necessarily impact mortgage rates. As a matter of fact, mortgage interest rates inched up a bit relative to economic impacts, the bond market, inflation, etc. And, in anticipation of a drop, mortgage rates had already factored that in.
