North Lake Tahoe is a collection of several north shore communities and subdivisions including Lake Forest, Dollar Point, Cedar Flat, Carnelian Bay, Agate Bay, Tahoe Vista, and Kings Beach, one of the oldest at the Lake. The Coast Guard Station is at Lake Forest with boat ramp access, and historic Bacchi’s dinner restaurant is still going. Dollar Point subdivision is home to many locals and has a community pier, buoys, tennis courts, pool, and clubhouse. Gar Woods restaurant, famous for its Wet Woody, is in Carnelian Bay along with Sierra Boat Company, well known in the woody boating world for its restorations.

The Old Post Office breakfast/lunch restaurant is across the street along with Miniature Golf. Next is Agate Bay with its lakefront pier and buoys for its subdivision members. Tahoe Vista has an old-time steak house, a few motels, the Tahoe Vista Inn and Marina, the North Tahoe Marina, and Moon Dune beach. Kings Beach offers a charming, walkable downtown area with beautiful public beach offering several water sport opportunities, including Para-sailing.

New developments are in the planning stages for the main corridor, and there are modest cabins throughout the grid. Highway 267 terminates at Kings Beach and is the direct route to Northstar California, Truckee, and Interstate 80.

The North Shore is comprised of full-time residents as well as vacation owners….typical for our whole area. From here we proceed up Brockway Hill to the Nevada State Line.

What it is like to live on the North Shore

The North Shore is not one place. It is a run of established neighborhoods between Tahoe City and Kings Beach, including Carnelian Bay, Dollar Point, Cedar Flat and Lake Forest, all in unincorporated Placer County. Each has its own character, and the differences between them matter more than the label they share.

What they have in common is convenience. You are close to Tahoe City for services, within reach of both Palisades Tahoe and Northstar for skiing, and on a stretch of shoreline with protected coves and usable beaches. For buyers who want to use the lake without committing to the isolation of the West or East Shore, this is usually the practical answer.

Property runs from modest cabins through to lakefront, with a large middle band of lake-view homes on the slope above the highway. That middle band is where most of the transactions happen, and where the difference between a genuine lake view and a filtered one shows up in the price.

What to confirm before you make an offer here

Beach and pier access on the North Shore is frequently held by a neighborhood association rather than attached to the individual parcel. Dollar Point is the best-known example, but the pattern repeats in various forms along this stretch. Two houses on the same street can carry different rights.

So establish exactly what the parcel carries: whether there is association beach access, whether there is a pier or buoy right, what the dues are, and whether any of it transfers automatically on sale. This is the single most common source of disappointment on this shore.

Short-term rentals fall under Placer County's program, with the same 3,900 permit cap and the same requirements that apply in Tahoe City. Check the position for the specific address before assuming rental income.

This page is general information rather than legal advice. Confirm association rights with the association and permits with Placer County.
