Greetings Fellow Life Travelers:

Last Saturday was Tahoe Forest Hospital’s annual fundraiser – Best Of – at the Kings Beach Conference Center.  Beautiful wine pairings with fabulous food created by several local chefs coordinated by our very own Billy McCulloch and Pride Wine ambassador, Stuart Ryan.  Mike and Julie Teel, Raley’s, were the main sponsors for the event that raised $350,000 for the Incline Village and Tahoe Forest Foundations and their programs and needs.  Monday was book club and great discussion of The Correspondent, an intriguing book by Viginia Evans, winner of Center for Fiction’s First Novel Prize and the Andrew Carnegie Medal. We had big winds and rain on Wednesday, back to sun and dry for a while.  Now for this last week’s real estate report:

Incline/Crystal Bay had a nice lakefront condo sale at $4.4M; East Shore had a Beach Club unit last listed at $7.7M sell for $6.5M, and Reno had a new Montreux listing at $5.925 M.  Out of the 24 solds for N/W Shores, 14 were under $1M and the most expensive was a $10M sale in Martis Camp.

Local/Real Estate/Luxe

  • Tahoe Fund’s great work this year:  Granted over $1.7M to 60-plus projects, and helped leverage nearly $52 M in public funds, more than ever before.  Three focus areas are The Forest, The Lake, and The Experience – BurnBot’s suite of remote-operated tools for excess forest fuel removal, $200K to demolish SLT’s old Motel 6 to restore wetland into healthy filtration for Lake Tahoe and expanding the East Shore Trail for safer recreation along State Route 28. 
  • Ski Resorts:  Mt. Rose will not be opening this weekend. Not enough snow yet or cold enough temps to make snow.  Stay tuned for updates as we move further into the month.  Mammoth plans to open the 14th.
  • 2025 Profile of Home Buyers shows that the number of first-time buyers is at an all-time low and the number of all-cash home buyers is at an all-time high.  Also, down payments have risen for both first-time and repeat buyers. 80% of buyers purchased their home through an agent or broker. 91% of sellers used a real estate agent.  National Association of Realtors
