Greetings Fellow Life Travelers:

Just like that, from summer to cold and windy – Thursday kinda of a ‘hug the bed’ day.  Tahoe is seldom boring!  Traffic has escalated as guests and families come up for summer fun.  Looks like pollen has subsided, so now I can wash down the decks and get pillows out. Feels like it was a long siege.  Action in real estate escalates now that we’re into summer.  Let’s take a look.

For Tahoe Sierra MLS, there were two whopping new listings in Martis Camp, one at $22M, the other a re-list down from $25M to $22,95M.  One West Shore lakefront listed at $7.6M went to escrow. Incline had interesting escrows; out of the 17, 12 were condominiums. For the 5 solds, non were condos. Reno’s market continues to buzz with a new listing at $5.95M.  Out of the 130 Actives, 15 are listed between $1 and $2M, one over at $2+M.  There are 9 listed over $5M with 2 over those over $10M. The high end languishes there.

Local/Real Estate/Luxe

  • San Francisco’s single-family market is heating up after an extended lull as a flood of AI wealth enters the market.  May’s actives of 393 fell to 215 in June, with average 18 days on the market – the fastest in 5 years.

  • Outdoor summer concerts abound: Wednesday nights in Truckee – Music in the Park, and Sunday at Tahoe City Commons Beach (no July 5). 

  • Truckee Thursdays is in full swing with music, food and vendor shopping.  TART free shuttles available.

  • Watson Cabin, Tahoe City, has reopened after significant restoration. Great to see our TOT taxes invested in our community! 

  • Free transportation – both in Truckee and Tahoe City.  Shuttle routes from Olympic Valley and the West Shore go to the TC Transfer station for easy TC access.  Specially good for July 4th

A Texas State Trooper walked up to my window with his little book.  I said, “I bet you gonna sell me a ticket to the Texas State Trooper’s ball.”  He said, “Texas State Troopers don’t have balls.”  There was a moment of silence and then he closed his book, walked back to his patrol car and left.

  • I didn’t sleep well last night so I made my coffee this morning with Red Bull.  I got half way to work before I realized I forgot my car.
