Tahoe Update - July 5th

Greetings Fellow Life Travelers:

The madness of summer is upon us with ‘the world’ here for the Fourth Festivities.  I took a quick trip with a friend to Beverly Hills this week with a stay at the Sofitel (different and fun), lunch at The Ivy – charming restaurant established in 1917 – and dinner with my friend’s grandson at fabulous Locanda Vaneta, supposedly the best Italian in the area. Nice direct flight both ways to Burbank. No shopping damage this time.  Let’s see what real estate did this week

Residential Real Estate – week 6/27 – 7/3

Notable this time:  for Tahoe Sierra, a small lakefront listed at $3.995 at Rubicon Properties; East Shore had 2 lakefronts sell at $11.25M represented by Chase on both sides and one at $11M;  East Shore also had Shakespear Ranch come back on at $125M;  Reno had a nice listing – 7 BR on 6,76 Acres list at $6.25M.  

Local/Real Estate/Luxe

• Botanical enthusiasts:  Check out the wildflower hikes encouraged by the Tahoe Fund - https://tinyurl.com/ycx4ywhf

• Real Estate proposed taxes:  Raising the transfer fee from $1.10 per Thousand to 1.5% or $15 per $1000. Homes over $5.4M are exempt from that cap, leaving luxury properties exposed to unlimited local transfer tax rates. Still moving through the Legislature.  Contact your Assembly member and Senator re AB 736. It will  show up as Education and  Government Funding.

• California’s proposed $10B housing bond would cost taxpayers an estimated $17.4B total over 30 years, adding huge debt to the state’s multi-year structural deficit in tens of billions. Doesn’t address root causes of California’s housing costs: restrictive zoning, slow permitting, high construction costs and labor shortages.     On the November ballot, simple majority to pass.
