Tahoe Update - September 6th

Greetings Fellow Life Travelers:
Oh my goodness! From tossing off the duvet to wearing socks in bed! About a 30 degree drop in temps in just a few days. Looks like summer will be back next week as we head into the 70s. Not sure we’re quite ready for fall and thoughts of snow. This weekend is our unofficial ‘end of summer’ with entertainment and events winding down. It’s been a great Tahoe Summer even with a few bouts of 90+ degree heat. So far, so good with no fires and little invasive smoke. Let’s see how this last week fared in real estate.

Wow! Big uptick in new listings and lots of price reductions as vacations end and owners decide that it’s time to sell. Martis Camp had a $15.995M listing sell for $14.35M and Incline had an $11.5M listing sell for $11M. East Shore had a new lakefront come on at $10.9M, and Reno had a Montreux home listed at $6.2M go to escrow.
The lakefront market is languishing a bit after some early-in-the-year activity. From the respective MLSs, Tahoe Sierra (N/W Shores) has 8 single family homes listed now – 5 on the North Shore, 3 on the West, 4 in escrow with highest listed at $6.995M, and 8 sold so far this year. One NS lakefront that went to escrow a few weeks ago fell out and is back on the market. Incline/Crystal Bay has 4 for sale, 3 in Crystal Bay and 1 in Incline listed at $47.5M, none in escrow and 4 sold so far this year with the highest a Chase new-build listing that sold for $25M in Crystal Bay. East Shore had a new lakefront come on at $10.9M with 4 now listed, 1 in escrow listed at $53M and 9 solds so far this year with $36.775M the highest.

Sunnyside. As of October 1, it will be closed for a 6-month renovation with new ownership and culinary leader Mark Estee, well-known area chef. It is scheduled to reopen in April 2027.
