Old Greenwood and Gray’s Crossing are newer, upscale, sister developments, each built around an 18-hole golf course.

Gray’s Crossing showcases a Peter Jacobsen designed championship golf course in a beautiful mountain meadow with gorgeous views of Mount Rose.

Community amenities also include a state-of-the-art fitness center, pool, spa, tennis courts and restaurant with a beautiful green that plays host to live music concerts in the summer. New homes here reflect the current focus on “mountain modern”.

Old Greenwood features an 18-hole course designed by Jack Nicklaus amidst 600 acres of towering ponderosa pines with the opportunity for fractional ownership of some properties. These communities sit just outside downtown Truckee, which is their main advantage over the Martis Valley communities further south. You get a golf-community setting while staying within a few minutes of a real town with year-round services, schools and a hospital.

Old Greenwood and Gray's Crossing are both golf communities with club facilities and a mix of homes and homesites. Prosser sits north toward Prosser Reservoir and is the more relaxed, less formal of the group. Together they tend to represent better value than the ultra-private communities south of town, while offering a similar shape of life.

Because you are close to Truckee proper, these neighborhoods hold more full-time residents than the seasonal Martis Valley communities. That changes the feel considerably in winter, when the streets here are still occupied.

What to confirm before you make an offer here

As with the Martis Valley communities, buying a home here does not automatically buy club membership. Membership is a separate matter with its own application, cost and dues, and the terms differ between clubs. Establish what the specific community requires and what it currently costs before you treat the purchase price as the full number.

One point specific to this area: the Old Greenwood name draws a great deal of search traffic that is mostly about the golf club and the resort lodging rather than the residential market. If you are researching online, be careful that what you are reading is about buying a home rather than booking a stay.

Short-term rentals fall under the Town of Truckee's own permit program rather than Placer County's, so the rules that apply in Tahoe City do not apply here. Confirm the position for the address if rental income matters.
