Incline Village Homes for Sale
Incline Village is the Nevada side of Lake Tahoe’s north shore: no state income tax, a community that owns its own ski area and beaches, and some of the most valuable lakefront on the lake. Demand has been strong in 2026, with Incline Village single-family sales volume up 181% from a year earlier in Chase International’s mid-year report. Below are the homes for sale now in Incline Village and neighboring Crystal Bay, and what to know before buying.
How is the Incline Village market doing in 2026?
Busy at the top end. Chase International’s 2026 Mid-Year Market Report put Incline Village single-family sales volume up 181% from a year earlier, and its Spring/Summer 2026 Luxury Market Report described a 211% surge in Incline Village sales volume. Sales volume measures total dollars sold, so it rises sharply when a few high-priced homes close. For what a specific home is worth today, ask Trinkie for a comparable-sales review.
What kinds of homes are for sale in Incline Village?
Inventory ranges from older condominiums and homes to newer builds with lake views, acreage properties, and the lakefront estates Incline Village is known for. Incline Village was Lake Tahoe’s first planned community, and owners get access to district amenities: Diamond Peak ski area, a championship and a mountain golf course, a recreation center, and four restricted-access beaches (Burnt Cedar, Incline, Ski, and Hermit).
Crystal Bay homes for sale
Crystal Bay is the first community on the Nevada side of the north shore, just across the state line from Kings Beach and a short drive west of Incline Village. Its homes range from lake-view properties off the water to lakefront homes, and it includes Stillwater Cove, a luxury condominium community on the water built in the early 1980s. Crystal Bay is in Washoe County with the same Nevada tax treatment as Incline Village. Use the “See All Crystal Bay Listings” button above to see only Crystal Bay homes.
What should you know before buying in Incline Village or Crystal Bay?
- The tax benefit requires residency. Nevada has no personal income tax, but you have to establish residency to benefit. See Nevada tax advantages at Lake Tahoe and property taxes, California vs. Nevada.
- IVGID runs daily life. There is no city government; the general improvement district provides water, sewer, trash, and recreation.
- Short-term rentals are restricted. See Washoe County short-term rental rules.
- Lakefront is scarce and regulated. See buoys, piers, and shoreline rights and the lakefront buyer’s guide.
- Comparing California? See Incline Village vs. Tahoe City.
