What did the public Tahoe Sierra MLS monthly reports show in summer 2026?

Published active inventory stayed near 550 listings while recorded monthly sales rose from 105 in June to 135 in August. These are Tahoe Sierra MLS totals across seven areas, not Truckee-only counts.

What changed across the three monthly snapshots?

The published active total increased by 12 from June to July, then decreased by 3 in August. Single-family active listings rose each month, from 374 to 380 to 387. Condo active listings rose from 169 to 175, then fell to 165.

Monthly sold counts increased by 19 from June to July and by 11 from July to August. That does not establish a trend beyond these months and does not measure contracts that failed, listings withdrawn, or properties outside the report's categories and coverage.

Why the count is not months of supply

Dividing one month's active listings by one month's closed sales would create a rough ratio, but it would not establish the MLS definition of months of supply. Active inventory is a point-in-time stock while closings are a flow over a month. New listings, expirations, withdrawals, status changes, seasonality, and reporting rules can all affect the relationship.

This report therefore preserves counts and avoids relabeling them as absorption, buyer demand, or forecast evidence.

They also separate single-family, condominium, and other categories. The data are not evidence for Incline Village, Crystal Bay, Nevada-side communities, lakefront-only property, or a specific neighborhood.

Turn the broad number into a property question

For a serious purchase or sale, define the exact address or search area, property form, price range, condition, setting, and intended timing. Then compare current competing listings and closely matched closed properties instead of applying a town-wide number mechanically.
