What changed in the supplied closing sample from June through August?

The properties closing in each month were not a matched, quality-adjusted sample. Median square footage moved from 1,864 in June to 2,258.5 in July and 2,244 in August. Location and price-tier composition also changed. The table cannot isolate a change in the value of the same home.

Medians are calculated within each month. Market-time calculations exclude two closing-before-listing records. The file is a supplied sample, not independently verified complete-market coverage, and has no row-level property-type field.
