Tahoe–Truckee Summer 2026: What 246 MLS Sales Show
Original MLS research published by Trinkie Watson · Chase International. Published .
What did Tahoe–Truckee properties sell for in summer 2026?
The supplied Tahoe–Truckee MLS export contains 246 closed sales from June 1 through August 31, 2026, with a median sold price of $1,375,000. Total recorded sale volume was $490,763,201. These figures describe the supplied records; they do not establish the value of a particular home or represent every transaction around Lake Tahoe.
The most useful starting point is the distribution behind that median. There were 69 closings below $1 million, 110 from $1 million to under $2 million, 35 from $2 million to under $3 million, and 32 at $3 million or more. The $1 million to under $2 million group accounted for 44.7% of the sample.
How did the three closing months compare?
| Closing month | Sales | Median sold price | Recorded sale volume |
|---|---|---|---|
| June 2026 | 66 | $1,249,628 | $113,901,551 |
| July 2026 | 92 | $1,362,500 | $182,019,575 |
| August 2026 | 88 | $1,462,500 | $194,842,075 |
August's median was higher than June's, but the homes sold in those months were different. Without repeat-sales analysis or controls for location, size, condition, and property type, the change cannot be interpreted as appreciation. The monthly counts are closings, not new contracts or measures of buyer demand.
Did buyers usually pay the asking price?
Of the 246 sales, 136 closed below the exported asking price, 49 matched it, and 61 exceeded it. Those shares were 55.3%, 19.9%, and 24.8%. The median of the individual sold-price-to-asking-price ratios was 98.98%.
This is a more precise question than whether the whole region was a buyer's or seller's market. Nearly one-quarter of the recorded transactions exceeded the exported asking price, even though more than half closed below it. Neither result reveals the original list price, seller concessions, competing offers, or the seller's net proceeds.
Why does location matter so much?
Truckee-labeled records supplied 144 of the 246 closings, or 58.5%. Tahoe City supplied 26. That composition gives Truckee substantial influence over the combined result. A buyer seeking a Tahoe City property or a lakefront home should start with a closer comparable set before using the regional median as a price reference.
The supplied records cover 12 City labels: Agate Bay, Alpine Meadows, Carnelian Bay, Homewood, Kings Beach, Northstar, Olympic Valley, Rubicon Bay, Tahoe City, Tahoe Vista, Tahoma, and Truckee. No Incline Village, Crystal Bay, South Lake Tahoe, or Reno City records appear. City labels are preserved as exported and are not a parcel-verified geography.
How should a buyer or seller use this research?
Use the report to establish the price ranges represented in the supplied summer transactions. Then narrow the comparison by exact location, verified property type, size, condition, and relevant property features. A seller can ask how closely recent closings resemble the proposed listing; a buyer can compare the asking price with similar closed transactions and present competition.

Frequently asked questions
Is $1.375 million the median for all Lake Tahoe homes?
No. It is the median of the 246 supplied SOLD records with June–August 2026 closing dates. Complete regional coverage was not independently verified.
Does a higher August median prove prices rose?
No. A different mix of properties can change a monthly median. This study does not measure same-property appreciation.
Does this report separate houses from condos?
No. The export lacks a property-type column, so it cannot support separate house and condo findings.
Source and method
Source: Original analysis of “Sold June to August Tahoe Truckee.csv,” supplied for Trinkie Watson. Included: 246 unique MLS records marked SOLD with Closing Date from June 1 through August 31, 2026. The export is a supplied sample, not independently verified complete-market coverage. It has no row-level property-type field, so single-family and condo results cannot be separated. Asking Price means the value recorded in this export; original asking prices and price-reduction histories are unavailable. Counts and sale-price calculations include all 246 records, with no duplicate MLS identifiers and no missing sold or asking prices. Dollar values in the table are rounded to the nearest dollar.
