How did recorded sale prices differ across Tahoe–Truckee locations?
In the supplied June–August 2026 MLS export, Tahoe City's 26 sales had a $1,740,000 median sold price, while Truckee's 144 sales had a $1,500,000 median. Tahoma's 16 sales had a median of approximately $906,788. These are descriptions of the properties that closed in each exported City group, not adjusted estimates of a location's value.
A combined regional number conceals this variation. The same budget can be represented by very different property sizes and features across these samples, which is why a local comparable set matters more than a regional average when evaluating one home.

The table includes only City groups with at least 10 closings. That editorial threshold avoids treating one or two transactions as a useful location benchmark; it does not make these samples statistically representative. These six groups contain 227 of the 246 sales. The remaining 19 belong to smaller City groups and remain in the overall report.
Why do asking-price outcomes differ from sold-price levels?
Homewood's sample had a median sold-to-exported-asking ratio of 101.4%, while its median sold price was $1,520,000. Tahoe City's higher median sold price was paired with a lower median ratio, 98.1%. These figures measure different aspects of a transaction: the price level and the relationship to the exported asking price.
Homewood contains only 12 closings, including six above-ask outcomes. That small sample is a reason to examine the individual comparable properties carefully. It is insufficient to conclude that every Homewood listing had stronger demand or that a future listing will sell above its asking price.
Does the Truckee category describe one neighborhood?
No. “Truckee” is the City label on 144 records, not a single neighborhood or homogeneous price tier. Within that group, the literal MLS Area label MARTIS CAMP-7SO contains 12 closings with a median sold price of $7,409,025. That helps explain why a broad city statistic may be a poor benchmark for a home in a different price tier or community.
Area labels are retained as exported. This study does not combine Tahoe Donner subdivisions or other coded areas into new neighborhood boundaries. Buyers can use Trinkie's Truckee, Northstar, and Tahoe Donner community guide as local context while building a property-specific comparable set.
How should buyers compare locations?
Start with the type of property and practical requirements you need, then compare similar closed homes within each relevant area. Size, condition, ownership structure, and setting can change the meaning of a price comparison. This export cannot isolate the amount a buyer pays solely for location.
