Were longer-listed Tahoe–Truckee properties more likely to sell below asking?

Yes, within this supplied summer 2026 closing sample. Among 154 sales with 0–30 reported days on market, 61 closed below the exported asking price, or 39.6%. Among 24 sales with 91 or more days, 21 closed below it, or 87.5%.

The association is useful for asking better pricing questions. It does not prove that waiting causes a discount, or that a specific seller will negotiate. Property characteristics, pricing decisions, and transaction circumstances can influence both market time and the final price.

What do the market-time groups show?

The 31–90-day and 91-plus-day groups had similar median sold-to-asking ratios, approximately 97.1%, despite different shares closing below asking. A frequency and a median ratio describe different things. The former tells us how often the closing was lower; the latter locates the middle transaction ratio in each group.

The 0–30-day group also contained 59 above-ask sales. Only two above-ask sales appeared in the 31–90-day group and none in the 91-plus-day group. This describes the completed transactions in the file, not every listing that was exposed to the market.

What exactly does “asking price” mean here?

The comparison uses the export's Asking Price field. It does not establish the original list price or trace price reductions. A property that closed at its exported asking price may have had an earlier price change that this file cannot reveal.

The ratios are calculated separately for each record as Sold Price divided by Asking Price. The study then takes the median of those record-level ratios. Dividing a group's median sold price by its median asking price would answer a different question.

How should buyers use the result?

Treat longer market time as a reason to investigate the property's individual history. Request the full listing and price history, review closely matched sold properties, and understand which features distinguish the home. The table cannot supply a defensible offer percentage for an individual property.

Nor does it measure unsuccessful listings. A home that never sold is absent from this closed-sale sample. That selection matters when interpreting what a long marketing period means.

What should sellers take from the study?

The clearest use is to review pricing and comparable competition as market exposure accumulates. The data show an association between longer reported market time and more frequent below-ask outcomes. They do not identify a deadline by which every listing needs a price change.

The export is a supplied sample, not independently verified complete-market coverage. It has no row-level property-type field, so single-family and condo results cannot be separated. Asking Price means the value recorded in this export; original asking prices and price-reduction histories are unavailable. Market-time results exclude two records whose Closing Date precedes Listing Date, leaving 244 sales. Sixteen zero-day records remain in the 0–30-day group. The overall median reported market time is 18 days including those records and 20.5 days among the 228 positive-day records. These sensitivity figures make the handling of zero values explicit. No causation or complete-market selling probability is estimated.
