What did the $3 million-plus segment contribute to summer sales?

Thirty-two closings at $3 million or more accounted for 13.0% of the 246 supplied Tahoe–Truckee summer sales and 39.0% of recorded dollar volume. Their combined sold value was $191,577,810, and their median sold price was $5,587,500.

This concentration explains why a relatively small number of high-price transactions can have a substantial effect on total sales volume. For this study, $3 million is an explicit analytical cutoff. It is not presented as a universal definition of luxury around Lake Tahoe.

How did the sold-price groups compare?

In the $3 million-plus group, 22 transactions closed below the exported asking price, six matched it, and four exceeded it. The median individual sold-to-asking ratio was 97.4%. The median dollar difference between exported asking and sold price was $99,500.

Those medians are calculated separately. They do not describe one “typical home,” and multiplying the median asking price by the median ratio would not reproduce a guaranteed transaction price.

Why does the choice of price field matter?

The groups use final Sold Price, so a property initially or currently advertised above $3 million could fall into a lower group if it closed below the threshold. The analysis describes completed transactions. It does not estimate the chance that an active listing in an asking-price bracket will sell.

Likewise, below-ask comparisons use the exported Asking Price. The file does not provide the original asking price, all price changes, concessions, financing details, or seller net proceeds. The results should not be described as average negotiated savings from the original listing price.

Can this sample establish a Lake Tahoe lakefront benchmark?

No. Only three of all 246 sold records carry the exact Setting label “Lakefront.” Another is labeled “Split Lakefront,” which is kept separate. A three-record category is too limited for this series to establish a broad lakefront benchmark or calculate a defensible lakefront premium.

The $3 million-plus study therefore uses its explicit sold-price cutoff across the supplied locations. It does not substitute price for verified lakefront status or combine California, Nevada, and Reno market reports with different coverage.

What does the market-time figure tell us?

The 32 high-price sales had a median reported Days On Market of 21. Three reported zero days. Removing those zero-day records raises the median to 40 days among 29 transactions. That sensitivity is substantial, so a single headline about how quickly high-price homes sell would overstate what this export establishes.

Market time is used exactly as reported, without assuming it equals the elapsed time from listing to closing. Read the market-time and asking-price study for the broader pattern and exclusions.

Did luxury prices rise during summer 2026?

This study cannot answer that. It has one closing window and no comparable prior-period or repeat-sales analysis.

Does a 97.4% median ratio tell a buyer what to offer?

No. An individual offer needs a comparable-property analysis and the actual property's history. The ratio summarizes 32 completed transactions.
